Six disclosed Montague sales range from $50,000 to $456,000 in July

MONTAGUE -- Fourteen property transfers were recorded in Montague between July 10 and Aug. 8, but only six listed a sale price, ranging from $50,000 to $456,000. The disclosed prices put the period's median at $187,500.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 14 Montague transactions during the four-week period. Of those, six deeds listed a consideration amount, ranging from $50,000 to $456,000, with a median of $187,500. The other eight transfers, more than half the total, did not disclose a sale price in the deed data. Fourteen recorded transactions over four weeks is a moderate volume on its face, though the raw count alone does not indicate whether that pace was faster or slower than a typical month for Montague.

TOP SALES The month's highest recorded sale was 48 Sunderland Road, which sold for $456,000 on July 16. Martha Reeves and Martha M. Reeves were the sellers; Florence Bank was the buyer.

10 Worcester Avenue sold for $324,700 on July 16. Artemis Properties MA LLC sold the property to Katherine Hope Parsons and Elizabeth Anna Parsons.

24 Bridge Street sold for $200,000 on July 13. Mary A. Cichanowicz sold to Richard A. Young.

22 X Street sold for $175,000 on July 14. Joel and Kriston Tognarelli were the sellers; the buyers were DAS Acquisition Co LLC and Mortgage Electronic Registration Systems Inc.

9 School Street sold for $150,000 on July 10. Denise Jenne sold the property to Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN Worcester Avenue was the only street with more than one recorded transfer this period, with three: 10 Worcester Avenue sold for $324,700, 9 Worcester Avenue sold for $50,000, and 17 Worcester Avenue changed hands with no price disclosed. No other street had more than one recorded sale.

Among the six sales with disclosed prices, three fell under $200,000: $50,000 (9 Worcester Avenue), $150,000 (9 School Street) and $175,000 (22 X Street). The other three fell between $200,000 and $500,000: $200,000 (24 Bridge Street), $324,700 (10 Worcester Avenue) and $456,000 (48 Sunderland Road).
